Applegarth Estate wins landscaping award and introduces double dwellings

The new Applegarth Estate in Hout Bay, two minutes from Constantia Nek ticks every box for family and professional buyers, says Mr Ashley Larter, Seeff’s agent for the estate.

Aside from state-of-the-art security and luxury design and finishes, properties are set in an eco-friendly environment amidst award-winning landscaping. The most recent award being a Gold Award for Landscape Construction (with Design by Others) at the 2020 SALI Awards of Excellence. The Gold Award honours the outstanding landscape installation by Interplant Horticulture at the estate.

The design and landscaping of the estate incorporates the natural surroundings, including the wetland areas and beautiful mature trees. The landscaping has a fantastically varied planting palette of indigenous plants and focuses on the shared greenbelt, wetland areas and road verges to create a natural extension to the individual gardens which have been designed to be a more manageable size.

Estate living is one of the fastest growing housing trends in South Africa, not just for the security on offer, but the contained environment and lifestyle. Applegarth has specifically been developed to maximise this, says Mr Larter.

The first show house is completed and ready for viewing. Twenty of the thirty plots remain, ranging from 650sqm to 1047sqm arranged around a lush greenbelt and up onto the ridge with uninterrupted views across the valley.

There is a choice of stunning architectural house designs in single and double storey options with three to five bedrooms. Buyers can also use their own builder and architect. With recent events highlighting changing functional requirements of homes, whether it be a home office or e-learning area, the opportunity to design your own home incorporating these needs is a strong driver, he says further.

Applegarth is also among the first estates to offer purchasers the right to erect double dwellings. Dual living families or property investors can therefore pursue this option within an estate environment.

Applegarth offers the best value-for-money estate living currently on offer on the Peninsula with plot prices from just R1.695m and plot and plan options from R4.995m, inclusive of VAT (Value-Added Tax) with no transfer duty payable.

The estate will appeal to a broad mix of buyers and investors, from own-use to those looking to downscale as well as foreign “swallows” from abroad. Estates are also in high demand for rentals and hence offer excellent investment prospects, especially the case at Applegarth with a double dwelling option.

Residents enjoy access to excellent schools and amenities. Mr Larter says the location is also close to the Southern Suburbs and Atlantic Seaboard and offers excellent pricing compared to these two neighbouring areas.

The last few years has seen property demand rise notably in the Hout Bay area. It is one of the most popular areas on the Peninsula, offering excellent beaches and tourist and leisure attractions including restaurants. Chapman’s Peak Drive and Victoria Road are two of the most scenic drives in the world and are ideal for sports enthusiasts, especially cyclists and runners. There are also hiking and horse riding trails in the area.
