How to spot a bad estate agent

Having the right estate agent is an integral part of a successful home transaction. Whether you are buying or selling a property, the process can be stressful and daunting, so having the wrong agent can make the transaction a nightmare.


The best way to tell if an agent isn’t right for you is to trust your gut; if you feel uneasy or unsure, go with your instincts and choose another estate agent. You need to trust them entirely and have faith in their abilities to make your property transaction easier.


Do some research before selecting an estate agent - you can find reviews and raves about most estate agents with a quick Google search. If an agent has too many complaints, then you know that you’re better off choosing someone else.

The smooth talker


Some estate agents are natural showboaters; quick to tell you about facts and figures that are often exaggerated and embellished. They make big promises and have you believe that they can run a quick sale.


Watch out for phrases such as ‘instant sale’, ‘double your asking price’ and ‘I’m available 24/7’. Remember, if it sounds too good to be true, it probably is. Ask to see evidence to support any estate agent’s claims. A good agent will be able to provide you with market research and solid facts around recent sales in the area.


A bad agent will be hesitant to show you their sales track record. If they make too many excuses, it’s probably a sign that they’re bluffing. These types of agents are the ones that flag your instincts.


The loud and large ego


These estate agents are easy to spot because they’ll tell you. Arrogance and an inflated ego are signs to be cautious of that agent. They’ll tell you that they are the best in the game and will try to bulldoze your suggestions.


They think that their way is the right way and will not listen to your input. This will end up being a waste of your time as you won’t get the help that you need. They’ll often tell what property is best for you and try to sell you houses above your price range.


A good agent will spend time getting to know you before showing you houses that fit your needs. Like the smooth talkers, if arrogant agents can’t provide you with a credible sales record with previous sales in your area, you should move on.


The absent agent


Being able to contact your agent regularly is important - if you need urgent advice or paperwork, you should be able to get in touch with your agent easily. Some estate agents become absent once you strike a partnership with them.


Although agents are busy juggling multiple clients every day, you should be able to contact them in numerous ways - a phone call, WhatsApp, email etc. If you cannot get hold of your agent, or receive no response in a 24-hour period, you should be wary.


A good agent will always respond to messages and emails when they have a spare minute, or they will return your calls at the end of the day.


No matter what personality traits mark a bad estate agent, you need to remember that you are always in control of your own sale or purchase. Never let an agent bend your arm and force you into a transaction with which you are not in complete agreement.
