Parklands North, Blouberg’s newest suburb offers modern housing developments to suit every budget

Parklands North, Blouberg’s newest suburb offers several new developments with modern homes priced from just R1.295 million for an entry-level home with three bedrooms to R3.55 million for a top end five-bedroomed home with luxury finishes and added extras. The suburb lies just north of Parklands and Table View and offers quick access to the N7 in addition to direct access to the excellent facilities and amenities of Parklands and Table View. It is also minutes away from the Blouberg beach areas including the Big Bay Waterfront and Eden on the Bay. Parklands North is seen as quite an exclusive area, yet still offering exceptional value for buyers according to Seeff Parklands Branch manager, Johan Nolan. From here, you can also enjoy stunning views of Table Mountain and the Tygerberg Hills as well as quick access to the Durbanville Wine Valley. Nolan says the new developments offer modern houses with a strong Tuscan architectural slant and lovely interior finishes that include luxury extras in the top end homes. There is no transfer duty payable, something that offers a significant saving to buyers according to Nolan. The entry-level homes are priced at just R1.295 million and comprise of semi-detached or terraced-styled houses with a floor space of 88sqm and a plot of 176sqm. These come with three bedrooms, two bathrooms (one full bathroom and the main en-suite with a shower), open-plan living area and kitchen, automated single garage, open parking bay, braai patio and small garden. The next level up is a free-standing duplex home of 170sqm on a plot of 218sqm, priced at R1.83 for a turnkey solution. It includes three bedrooms and two bathrooms, a guest loo, entrance hall that leads to an open-plan living area and kitchen with a trendy island and separate scullery, automated double garage, patio with a built-in braai and a small garden fitted with instant lawn. These houses are the biggest sellers, says Nolan. In the R1.79 million to R1.89 million price range, there are single-storey homes that range in size from 165sqm-175sqm with plots of 325sqm-350sqm. These also come with three bedrooms, two bathrooms, an open-plan lounge and dining area, kitchen with a scullery, covered patio with a built-in braai, automated double garage and a secure driveway with space for two additional vehicles. Those looking for even more space, can look at the option of a single storey home with a floor size of 200sqm on a 540sqm plot, priced at R2.1 million (R2.25 million on a turnkey basis). It includes four bedrooms and three bathrooms, an open-plan lounge and dining room, kitchen with a scullery, patio with a built-in braai, automated double garage and a secure driveway for two extra vehicles. For luxury buyers, there is a large double-storey home with a floor space of 270sqm and a 540sqm plot, priced at R2.6 million. It includes four bedrooms, three bathrooms, an open-plan lounge, dining room and kitchen with a scullery, a braai room with a built-in braai, double automated garage and a secure drive with space for two more vehicles. Extra-large houses range from R3.35 million (R3.55 million on a turnkey basis) for a double-storey home of about 353sqm and a plot of 562sqm. It includes five bedrooms, four bathrooms as well as a guest loo, separate lounge and dining rooms, a family room, upstairs pyjama lounge and balcony, kitchen with a separate scullery, braai room with a built-in braai, automated double garage (with a tiled floor), swimming pool, large garden and a secure driveway with cobbled paving. Nolan says that the greater Parklands area is very family-friendly with superb infrastructure and excellent schools including Parklands College, CBD St John’s and Elkanah House that boast a 100% matric pass rate for the fifth consecutive year. There is also an International School in the area. There are plenty of parks and green belt areas for walks and picnics along with a wide range of child care and pre-school facilities. Residents seldom have to leave the area over weekends as they have shopping and leisure facilities right on hand. Aside from the beaches and water-based sport including world-famous kite surfing, there are cycling lanes and trails, hiking trails and many leisure and fitness facilities in the area. There is a bustling commercial centre and surrounding commercial nodes that provide work for many local residents, but for those who work outside the area, there is excellent access into and out of the city via a number of main roads. There is also a good public transport network that includes taxi and bus services, including the extensive MyCiti bus route. There are excellent shopping malls, the massive Canal Walk is nearby as are many value-centres, gymnasiums and other fitness and recreational facilities. The area is home to a cosmopolitan mix of residents with a lively community spirit and caring neighbours, an active Neighbourhood Watch organisation along with various other community initiatives. He also says that the greater Blouberg and Parklands area has seen some of the fastest capital growth on the back of high demand for homes in the area.
