Plenty to choose from at under R1 million in KwaZulu-Natal

Property in KwaZulu-Natal brings property ownership within reach of many who may not be able to afford similar properties in other provinces. 

Says Silven Chetty, Seeff KwaZulu-Natal Chairperson and co-Licensee of Seeff Richards Bay: “For example, in KZN there are still many options available at the under R1 million price point. Seeff’s website lists 670 different houses, apartments and townhouses for sale at under R1 million. Just for illustrative purposes, examples of what a couple or individual would have to earn to gain various bonds,calculated as a 30% instalment based on income or the net after expenses, whichever is the lesser, at a prime rate of 10% over a 20-year period, are R25 000 for a bond of R777 200, R30 000 for a bond of R932 642, and R35 000 for a bond of R1 088 000.”

The lowest priced abode on the books is for sale for cash only and is a 1.5 bedroom unit situated in the established 4.5-star Queensburgh Caravan Resort for R175 000. There is another one-bedroom property available at R375 000 and a three-bedroom unit at R295 000, also available for cash only in this caravan park, where the levies of R3200 include water and rates.

When it comes to one-bedroom apartments, just a small selection of what is available includes a R345 000 unit in Umkomaas, Scottburgh (close to the Aliwal Dive Centre), R420 000 in Scottburgh central and Bulwer, Berea, or R599 000 for a ground floor apartment close to a swimming beach in Amanzimtoti. There is also an array of two-bedroom apartments, ranging from R430 000 on the Bluff, R495 000 in Pinetown, R599 000 in Meerensee, Richards Bay, and R600 000 in Amanzimtoti, through to R695 000 in Windermere on the Berea and R750 000 in Empangeni. Three-bedroom apartment options include R747 000 in Bellair and R850 000 in Amanzimtoti.

When it comes to houses, R875 000 will buy you a two-bedroom wooden cabin set on 2222 m2 in rural Monteseel, whereas if you want three bedrooms you can choose from many homes, including one for R395 000 in Copesville, for R850 000 in Pennington or Newcastle, R875 000 in Umhlanga Rocks, R898 000 (double-storey) in New Germany, Pinetown, R950 000 in Birdswood, Richards Bay, and R995 000 in Craigieburn, Scottburgh.

Four-bedroom homes are available from R695 000 in Aquadene, Richards Bay, R895 000 in Scottburgh central, R922 500 in Sea View, and R979 000 in Brackenham, Richards Bay. In Pietermaritzburg a six-bedroom home is on the market at R885 000 in Newholme.
