Pringle Bay ... rare beach house on the market for R6,95 million

There are few areas where you can buy as close to the beach at this price as you can in Pringle Bay and John du Toit, Seeff Licensee for the area says that these beachfront properties seldom come onto the market.

The latest listing for R6,95 million is thus a rare find, he says. Set on a plot of 600sqm, the double storey coastal vernacular style home, complete with clapper boards is located with direct beach access.

No matter where you are in the home, you can hear, see and smell the ocean, he says. The double storey home offers 450sqm of floor space is and is fronted by terraces to enjoy the full benefit of the fabulous location.

There are two entrances including a double door which opens to a spacious home with white-washed beach house interiors, ideal for a large family. The home is modern and in excellent condition, you can literally just move in with your own furniture, says Mr du Toit.

The home has five bedrooms, all with en-suite bathrooms. There are two separate inter-leading units which can be let out. Ideal as a holiday or retirement home, the property will also be ideal as an Airbnb guest house.

The spacious lounge/family room with fireplace and sliding doors opening out onto the front veranda and beach. On the one side are two bedrooms, both en-suite, and with kitchenette and opens out into a private and sheltered courtyard with access to the beach and stairs leading up to the front sea facing veranda. On the other side is a third bedroom with an en-suite bathroom and sliding doors opening onto the beach. This accommodation can be let as two separate inter-leading units.

Upstairs is a large open plan kitchen, lounge and dining area with sliding doors opening onto the front sea facing veranda. Finishes include high double volume ceilings with exposed beams and a fireplace. There is a fourth guest bedroom (with en-suite bathroom) and main (5th) bedroom with a dressing area and en-suite bathroom which faces the ocean and leads onto the front veranda with steps leading down to the beach.

Mr du Toit says the property presents outstanding value and is an investor's dream find. Pringle Bay is just an hour and a half from Cape Town and offers easy access to the Cape Town International Airport. The village is also close to the Arabella Hotel and Golf Course and just 20-minutes from Kleinmond and 40-minutes from Hermanus.

Pringle Bay is renowned for its natural beauty and beautiful white sandy beach. Located at the foot of Hangklip Mountain, it is located in the Kogelberg Biosphere Reserve (a UNESCO Heritage Site) with spectacular fynbos as far as the eye can see. It is surrounded by mountains to the rear and the ocean to the front. From here, you can see the annual migration of the Southern Right Whale and dolphins and other sea creatures. The area is also a nature and bird-lover's paradise.

The scenic R44 Clarence Drive, which meanders through Rooi Els, Pringle Bay, Betty's Bay and Kleinmond offers magnificent views across False Bay. This steep coastal road, which follows the natural curve of the rocky sea cliffs on the coast, provides great whale watching spots along its route.

Property in the village is an excellent investment and property values have remained steady despite the economic climate. Prices tend to range from around R2m to R8m with a handful of top-end properties which can range to about R20m, says Mr du Toit.
