Property in the most elite suburb of Pretoria still sought after.

From magnificent ambassadorial residences to elegant family homes, Waterkloof exudes warmth and sophistication and is arguably Pretoria’s most sought after suburb.

Not only is Waterkloof home to some of the city’s most expensive real estate, including magnificent hilltop homesteads that command an impressive view of the South African capital and Union Buildings, but it is also the suburb of choice for many professionals and several ambassadorial residences. In fact over 100 homes here are owned or rented by foreign embassies.

Rob and Wendy Hoffman, agents for Seeff Pretoria East, say significant renovations and additions are taking place on properties in Waterkloof at the moment.

In some instances older homes in many of the hilltop areas are bought with the intention of renovating or demolishing and rebuilding new homes in their place. The adjacent areas of Waterkloof Ridge and Waterkloof Park still have vacant land available, which is highly sought after by developers and a number of “green” developments are also on the radar.

Waterkloof has always remained popular and around 70 properties per annum are transferred in this suburb. Prices here have shown a consistent increase over the past number of years with a steady increase during the eight year period since 2008.

Upwards of 80% of properties in Waterkloof are full title properties. The average selling price for these properties is slightly below R4 million, with the highest demand in the price range between R3 million to R5 million. There are not many sectional title properties, but most sell in the R1.5 million to R2.5 million range.

In addition to the prestigious properties Waterkloof has to offer, the suburb has a vibrant atmosphere and the area is naturally infused with a variety of international flavours due to the many foreigners who reside here. A number of chic restaurants and sidewalk cafés, most within walking distance of many homes, also make the suburb a foodie’s paradise.

With varied architecture, wonderful schools and easy access to both work and leisure, it’s no surprise that property in Waterkloof is in such demand, in fact even neighbouring suburbs such as Waterkloof Ridge, Brooklyn and Groenkloof are also experiencing ongoing demand and stable growth, conclude the Hoffmans.
