Sandton and surrounds home to many of the country’s best suburbs to live in.

Sandton undoubtedly offers some of the most enviable and sought after addresses in the country and certainly in Gauteng and it is therefore no wonder that three suburbs here recently made the list of best suburbs to reside in according to a leading South African publication.

Broadacres, Birdhaven and Benmore Gardens in Sandton were identified alongside other suburbs such as Sea Point and Three Anchor Bay in Cape Town, Costa Da Gama in Muizenberg, Irene Farm Villages in Pretoria and Plantations in Durban as this year’s best suburbs and Charles Vining, Seeff’s managing Director in Sandton confirms that Broadacres, Birdhaven and Benmore Gardens are quickly gaining popularity.

“Although not as well-known and extravagant as Sandhurst, Bryanston or Morningside for instance, properties in Broadacres, Birdhaven and Benmore Gardens are selling fast and demand is high. These suburbs are desirable for many reasons varying from affordability and exceptional location to proximity to top end schools and exclusivity and are enjoying interest from a broad range of buyers”.

Vining continues out of these three suburbs Broadacres offers the most realistic opportunities for first time home buyers to enter the market as this suburb not only has much more properties available than the other two, but also offers the most affordable properties ranging from as little as R675 000 for sectional title to about R8 million for a family home.

“The average price in this suburb is R2.1 million which when compared to the greater Sandton area an extremely affordable entry level price. Broadacres is busy and bustling and has a private hospital, private school and several shopping destinations amongst others. It is also part of the greater Fourways area and is nestled between Monte Casino and the new Steyn City and attracts buyers from all age groups”.

Vining continues that properties in the small suburb of Birdhaven range from R2 million to about R13 million.

“There are fewer than 300 homes in Birdhaven and sales to the value of R40 million have been concluded here in the past 12 months with R2.5 million as the average house price. Birdhaven is a sought-after suburb between Melrose and Sandton Central and is home to many prestigious schools (preparatory and high schools), as well as LISOF design school and the GIBS business school.

Vining concludes that homes in Benmore Gardens is priced from R1.6 million to R19 million and sales to the value of R170 million have been concluded in the past 12 months with R5.3 million as the average house price.

“Most buyers here are middle-aged, but younger buyers under 36 years are also taking a keen interest in the suburb located on the doorstep of Sandton between the prestigious suburbs of Morningside and Sandown in central Sandton.

The Crawford Private School is in Benmore Gardens as well as the financial district of Sandton, with the JSE, major banks & finance houses, law firms and insurance companies. Professional families often choose to live in Benmore Gardens”.
