Sole Mandates win big with Seeff

There can be little doubt that a sole mandate consistently delivers better results for sellers, says Pierre Germishuys, MD for Seeff Boland Winelands, West Coast, Brackenfell and Port Elizabeth. More than 60% of our sales come from sole mandates and, we sell 90% of our sole mandate properties at more than 97% of the asking prices.

When you grant a sole mandate, your property becomes a key focus for the agent and it is exposed to a broad spectrum of marketing activities what you would not benefit from in the case of an open mandate. Germishuys says that research and experience has shown time and again that it delivers the best results for sellers in the form of the best possible price in the shortest time frame.

A sole mandate also protects the seller’s interest as it is a contractual agreement between the seller and agent and comes with a commitment and service, increased marketing spend, more show days and listing on the agency’s national website and other listing portals.

It also means that your property will stand out, rather than fall into the cluttered space of multiple agencies advertising the same property, often at different prices. Open mandate properties can quickly become over-exposed and can be very off-putting to buyers, especially when listed at different prices as is often the case. It can also render the seller vulnerable to double commission claims.

In contrast, a sole mandate provides exclusivity and clarity for buyers and, if a sole mandate property is priced correctly, it should sell.

Sellers who grant Sole Mandates to the Seeff Boland Winelands, West Coast, Brackenfell, Kraaifontein, Kuils River and Port Elizabeth areas this year and their properties sold as a result of the mandate, are also entered into a draw to win one of the three holidays to the value of R50 000 each to any destination of choice. The first of three draws took place earlier this month with Roger and Lindi Smith from Walmer in Port Elizabeth drawn as the winner for their sole mandate house that was sold by agent, Bernadette Whitaker.

It is Lindi's 60th birthday on the 13th September, so the couple is very excited to be able to celebrate this with a fabulous trip, says Bernadette Whitaker. Their draw number was incidentally also the number 13, so this indeed was lucky for them.

Both have travelled overseas before and as they are in the process of moving to their newly built townhouse in Walmer, they are still undecided as to where they will be going. Both are keen golfers though and, says Ms Whitaker, they are considering a golfing holiday in Mauritius, Ireland or Scotland, being the home of golf.

Sellers still have plenty of time to get on board, says Germishuys. There will be another two draws that will take place on the 8th September (for mandates sold between May and August) and the last draw on the 12th January 2018 (for mandates sold between September and December).
