Top Hartbeespoort bushveld retreat offers investment possibilities

Nehema Manor, one of the finest bushveld properties in Hartbeespoort is on the market presenting an excellent opportunity for buyers and investors, says Donna Nass, Seeff’s licensee for Hartbeespoort.

Located at the foot of the Magaliesberg Mountain on the main road in one of the best areas, the property offers easy access to Hartbeespoort Dam’s tourist attractions such as the Aerial Cable Way which is across from Nehema Manor as well as to other tourist attractions, restaurants and amenities of the town.

The spectacular property comprises of 5ha of land with a main manor house, manager’s house, eight self-catering units, a spa, staff accommodation, offices, garaging, carports, a storeroom and two swimming pools.

The gardens are landscaped and irrigated. The grounds and property are immaculate with not a thing to be done, says Ms Nass. The property is safe with double fencing, a security guard and extra security services.

The self-catering units are fully equipped with modern finishes and amenities including Wi-Fi and DSTV. These include three two-bedroomed homes, four treehouse suites, where you are literally living in the trees among the bush, and a honeymoon suite. Guests have access to a communal pool and play park for children.

The manor house has its own private swimming pool. It boasts several patios and four bedroom suites including a luxury main suite with a walk-in closet and stunning views of the Hartbeespoort Dam. The kitchen is spacious with a gas stove and separate scullery and patio. There is a wood-burning fireplace in the open-plan living area.

There is also a manager’s house along with staff accommodation comprising of three one-bedroomed rooms (one with an en-suite bathroom), a communal kitchen and outside toilet. There are also two Wendy houses, a fully equipped office, laundry with a Speed Queen washing machine and tumble dryer and a storeroom. In addition to garaging for six vehicles, there are carports for a further thirteen cars.

Additional features of the property include five boreholes (three in operation) and an inland dam. Two hectares of land is still undeveloped.

Hartbeespoort is a popular weekend and holiday getaway and presents significant opportunities for buyers and investors, says Ms Nass further. Its close proximity to the Johannesburg/Pretoria area makes it a fine investment. The guest suites generate an income of around R200 000 per month during the low-season and up to R400 000 during the high-season.

During the Covid-19 Pandemic, the units were flipped into short-term, fully furnished rentals, which still brings a steady profitable income, she adds.

The property is priced at R17 million and is being sold as a going concern. The price includes various building and gardening equipment and a Toyota bakkie.
