Under South African law, all Estate Agencies and Property Practitioners are classified as "Accountable Institutions."
This means we are legally obligated to verify the identity of every client we do business with—whether you are a buyer, seller, landlord, or tenant. We must establish and verify "Who you are" and "Where you live" before we can enter into a business relationship or conclude a single transaction.
This is not just internal policy; it is a federal requirement. Failure to comply can result in severe penalties for the agency and can halt your property transaction in its tracks at the attorneys' office.
The Basic FICA Checklist: What You Need to Provide

For Individual Buyers, Sellers, and Tenants:

- A clear, certified copy of your South African Green Barcoded ID Book OR
- Both sides of your Smart ID Card.
- Note: If you are a foreign national, a certified copy of your valid Passport is required.
- Proof of Residence (Address):
- A document verifying your physical home address.
